  • What does a title company do, and how can I be sure I'll get my money?

    Title companies are the trusted 3rd party that is responsible for preparing and providing both buyers and sellers with the necessary documents. Additionally, they insure the title of the property against liens/encumbrances of any kind. The buyer’s money is sent to an escrow account managed by the title company (or real estate attorney in some states) which you can verify before signing any legal documents. By law this money has to be sent to you once you sign the appropriate paperwork. You can call the title company or real estate attorney at anytime to ask questions. Typically, you will receive the money either as a paper check sent to you by FedEx or UPS or, if you choose, by wire transfer. This allows safe, hassle-free transactions between strangers.

  • Can I sell my land without a realtor?

    Yes, it is 100% legal (and easy) to sell your own land through a private sale directly to the buyer, without a real estate agent. This is the cheapest, fastest, and easiest way to sell, and you don’t have to deal with closing costs, unknown problems that could arise, or fees.

  • Do I need to fix up my land before selling it to you?

    No. We buy land AS-IS, WHERE-IS. No need to clean, clear, cut roads, add utilities, etc.

  • How quickly can we close?

    The title company will do their due diligence in order to obtain the “title commitment” which is necessary for them to insure the title and close the transaction. This typically takes them 3-7 business days. Then, they prepare all of the paperwork. Once this is complete, we can close the transaction.

  • What happens on the day of closing?

    1-2 days prior to closing, the title company will send you a “settlement statement” which outlines the numbers on your side of the transaction. Here you will see the purchase price. All documents are signed and approved on the buyer and seller’s side. The title company will send a notary to you to sign all of the paperwork, and you will choose if you’d like the funds wired to you or sent via check. Then we send the money to the title company. We typically send the funds into the title company several days ahead of time. Once we’ve both signed, the title company will send you the money.
